WHAT ARE THE TYPES OF AFFORDABLE HOUSING?

There are three affordable rental housing programs. These are privately owned housing, public housing, and house choice voucher. HUD supports all these programs.

PRIVATELY OWNED HOUSING

In this program, the government will pay landlords to create affordable housing solutions for low-income tenants. The landlords will receive money from the government. Therefore, they can rent their houses for a low cost to those who cannot afford high rents. For this housing option, you can apply at the rental management office directly.

WHAT ARE THE ELIGIBILITY REQUIREMENTS?

Your income status will play the determining role. There must be an income limit. Your income needs to be below that limit to qualify for this affordable housing. The income limit will be decided depending on the size of your family and your location.

As it is privately owned, there might be some other requirements set by the property owner. You must contact the landlord to know about any specific requirements.

PUBLIC HOUSING

The public housing option can be a suitable choice for people with low-income and disabilities. Elderly people can also consider this housing. Public housing offers affordable rental apartments and houses to the needy. You will have to reach out to any public housing agency in your location to know about your eligibility status. The agency might talk to your present and past property owners before making a decision. In addition to the above, you will have to meet some specific requirements.

WHAT ARE THE ELIGIBILITY REQUIREMENTS?

The public housing agency in your state will decide your eligibility status after going through a few factors. Your annual income, disability status, eligible immigration status, and U.S. citizenship status are the key determining factors. Some other local factors might come to play as well.

The public housing agency will go with the income limit decided by the HUD. When the very low-income limit will be fifty percent of the median income, the low-income limit will be eighty percent of the median income for the state you are planning to live in.

The income eligibility requirements will vary depending on your location. You might be eligible for one state and ineligible for another state. Therefore, you will have to talk to your state’s public housing agency to know about income requirements.

WHAT ARE THE PROCESSES?

First, you will have to contact a public housing agency in your state. After this, you need to fill an application form. The information given on the application form will decide your eligibility status. Here are a few details you will have to enter while filling the application form.

  • Number of people in your family with their date of birth, sex, and your relationship with them
  • Telephone number and your current address
  • Some conditions that include your veteran status and current residency status
  • Details of your landlords (current and previous)
  • Your family income estimation for the next twelve months
  • Sources of your income
  • Addresses of banks and your employees to verify your income and other things

Once you fill the application form, a representative from the agency might visit your place for verification. The representative will require some documents such as tax returns and birth certificates.

In addition to this, the agency will contact your employer and others to verify the authenticity. You will have to sign a form that will authorize the agency to release your information.

If the public house agency finds you eligible for public housing, they will put your name on the waiting list. When your turn will come, the agency will contact you. You might need to wait for a long due to the growing demand for public housing.

HOUSING CHOICE VOUCHER

This program is different from the above-mentioned two programs. You do not need to rely on any agency to find a house. Instead, you will have to look for a house. You might be thinking that how this program will help you to find affordable housing. Once you get the voucher, the government will pay the amount mentioned in the voucher to the landlord every month. However, if you find a house that is more than the voucher amount, you will have to pay the remaining amount.

When it comes to the eligibility status, it will be decided depending on your income status, local housing cost, and your family composition. You will have the option to rent a single-family home, an apartment, or a townhouse. However, you will have to ensure that the house meets safety standards.

WHAT ARE THE ELIGIBILITY REQUIREMENTS?

The eligibility requirements for the public housing and housing voice voucher will be the same. Your income, family size, citizenship status, and unique physical condition are the determining factors. You will have to fill a form like the previous program as well. If you qualify for the program, your name will be shown on the waiting list.

Affordable housing can help all those who are having difficulties renting a house due to the low-income status. As the demand for affordable housing is growing, it might take longer to find one even if you are qualified.
